Pedra Branca Creative City — a planned neighborhood located in the municipality of Palhoça, in Greater Florianópolis, is considered a model in sustainable urban planning. Designed about 20 years ago with the consultancy of renowned architecture and urbanism offices from Brazil and around the world, Pedra Branca Creative City bets on the concept of New Urbanism.
Since the project was conceived, with the idea of transforming a family farm into a planned neighborhood, the Creative City adopts sustainable urban planning with a focus on pedestrians, sustainable construction and the quality of public spaces. It integrates residential and commercial buildings, as well as a variety of services, leisure and education options at comfortable distances to be accomplished on foot, by bicycle or other active modes.
The city-neighborhood built in a planned, balanced, creative, conscious and responsible way bets on the creation of urban spaces that promote health and well-being and connect people. It has a complete infrastructure, including apartments, shops, offices, university, schools, banks, restaurants, parks, squares and hospital within everyone’s reach.
Sustainable urban planning guides the solutions adopted in Pedra Branca Creative City
Designed under the concepts of New Urbanism, the project from Santa Catarina is an international reference in sustainable urban planning. One of the focuses of this movement is the balance between constructions, to meet human and environmental needs, in addition to involving the community in the management of neighborhood spaces.
By adopting sustainable urban planning, Pedra Branca Creative City implements innovative, creative and efficient solutions to design a more humane urban space. The urban design of Pedra Branca Creative City is constantly being improved and new projects are launched, aiming at even more innovation in the development of the neighborhood, like with the inauguration of Aeropark, a business and aeronautical subdivision, and Reserva da Pedra, a condominium of lots with artificial beach and lakes, an unprecedented format in Santa Catarina.
Pillars of the new urbanism inside the planning of Pedra Branca Creative City
Balanced Density – Compact
Cidade Pedra Branca has the capacity to, in the future, inhabit 40,000 residents, promote 30,000 jobs and receive 10,000 students. The neighborhood has 1.7 million square meters of built area and around 12,000 real estate projects, including apartments, offices, commercial and industrial centers.
Connected and sustainable
Compact, complete, and connected neighborhood that encourages community life by promoting accessible urban spaces with quality infrastructure that encourages coexistence between people and strengthens connections between those who live or work there.
Pedestrian priority
Inspired by the concept of “Cities for People”, signed by the Danish architect and urban planner Jan Gehl, they decided to remake the main street of the new centrality of the neighborhood, creating Passeio Pedra Branca. First shared street in the country, inaugurated in 2013. An open-air place, where the street intertwines with the landscaping balancing itself with nature and offers several options for services, leisure, commercial and residential buildings.

Mixed use, attractive and safe public spaces
The diversity of uses, with residential and commercial properties to offer a varied mix of products and services for shopping and leisure, stimulates urban life during the day and night, providing greater comfort and safety. To stimulate urban life, it invests in attractive public spaces with streets equipped with comfortable urban furniture, trees, security and signage.
Creative and Complex
The innovative collaborative method for the development of Cidade Pedra Branca resulted in creative solutions and efficient projects. The methodology adopted was the Charrette, conceived by North American urban planners in the 1980s for project planning, adopted in an unprecedented way in Brazil.
