PEDRA BRANCA CREATIVE CITY: INTERNATIONAL REFERENCE IN SUSTAINABLE URBANISM

Tempo estimado: 3 minutos

Pedra Branca Creative City, located in the municipality of Palhoça (SC), is an international reference in sustainable urbanism. The pioneering project in Brazil and Latin America, was inspired by smart cities around the world that consider people as protagonists in urban planning.

Planned neighborhoods that offer quality of life by combining sustainable initiatives, respect for the environment and cutting-edge technology, have been considered a trend due to the growth of the urban population that requires innovative solutions for infrastructure and mobility challenges.

The concept of sustainable urbanism adopted in the construction of Pedra Branca Creative City allows people to live, work, study and have fun within walking distance. This is because the neighborhood includes universities, schools, hundreds of companies – industries, commerce and services, from the most different segments – and, also, several leisure options with the objective of encouraging social, environmental and economic experiences.

This characteristic turns Pedra Branca Creative City into an international reference in sustainable urbanism, winning honors, awards, certifications and international projection throughout the neighborhood’s 20 years.

Why Pedra Branca Creative City is considered an international reference in sustainable urbanism

The idealization of Pedra Branca Creative City began in the late 90s, when the transformation of a family farm into a planned neighborhood was projected, bringing together residential and commercial developments in an integrated manner, with a variety of services, leisure and education options at comfortable distances to be covered on foot, by bicycle or other active modes.

The combination of housing, work and study is precisely what provides a greater diversity of people occupying public spaces. Factor that guarantees the development of new businesses, new ideas and innovative solutions to challenges such as traffic, pollution and the lack of security, making the neighborhood an international reference in sustainable urbanism.

Nowadays, Pedra Branca Creative City is considered a neighborhood-city that has the capacity to, in the future, inhabit 40 thousand residents, promote 30 thousand jobs and welcome 10 thousand students. The neighborhood has 1.7 million square meters of built area and about 12 thousand developments, including apartments, offices, commercial and industrial centers.

In addition, it concentrates bars, restaurants, shops, supermarket and leisure options at Passeio Pedra Branca – the first shared street in the country where an open-air mall operates, considered an important shopping and leisure destination in Greater Florianópolis.

The street was developed with wide sidewalks, squares, lounges and roads with a low speed limit so that pedestrians, bicycles and cars can live together in harmony. An urban project that prioritizes the quality of life and well-being of those who live, work or attend.

Sustainable urbanism proposes innovative solutions in the creation of more humane urban spaces

Since its foundation, Pedra Branca Creative City has adopted innovative solutions in the development of its projects, ceasing to only offer real estate projects to become a reference in sustainable urbanism.

This was only possible because, since the initial project of the creation of Pedra Branca Creative City, an innovative collaborative method was adopted to develop the Master Plan of the development that resulted in creative and efficient solutions.

A team of specialists in urbanism, architecture, landscaping, marketing and real estate intelligence, in partnership with residents and local attendants, met to co-create the planned neighborhood using a methodology called Charrette.

The practice consists of bringing together the largest number of people involved in the development of the project to discuss, plan and co-create, in an immersive and efficient way. The results were so interesting that this collective construction methodology became part of the Pedra Branca Group’s culture and started to be adopted in all its ventures. The fact that this methodology brings together the main actors to work collaboratively towards a common objective, allows the emergence of creative solutions that guarantee the success of the project.

From this co-creation, it was also possible to determinate the main pillars that have supported the project since its foundation.
